What is a building surveyor?

A building surveyor is a professional responsible for assessing and inspecting buildings to ensure they comply with building codes, regulations, and safety standards. They evaluate construction projects, issue building/occupancy permits, and provide expert advice on building-related matters. Building surveying is a multidisciplinary profession that involves evaluating architectural design, structural integrity, building regulations, sustainability and disability access.

Do I need to appoint a building Surveyor?

Yes, since 2016 changes to the Building Act 1993 means the property owner is now responsible for selecting your own building surveyor. Your builder can suggest a surveyor to you and they are still responsible for engaging the building surveyor but you must select one. By choosing your own building surveyor you’ll have a better chance of finding one who understands your needs.

What types of projects does Conti Group work on?

Conti Group are registered unlimited building surveyors which means that our license is unrestricted! What are the mandatory building inspections for any building?

Most buildings have 4 mandatory inspections however there can definitely be a lot more especially for residential/commercial buildings.

The main mandatory inspections we do are:

  • Footings (including Bored Piers, Pre-slab, Slab-Steel, Stump Holes, etc)
  • Framework (including sub floor)
  • Fire Ratings (Only for Class 2, 3, 4, 9a, 9c buildings)
  • Final

Does it make a difference whether the building inspector is “in house” or a “contractor”?

Conti Group endeavour to carry out as many inspections as possible however sometimes we need to use sub-contractors due to proximity / location. All our inspectors are professional and are registered with the Victorian Building Authority.

Does my builder communicate with you about the build or do i?

If you’d like to appoint us as your building surveyor you can DOWNLOAD FORM 1 APPOINTMENT FORM and hand it to your builder and we will liaise with your builder on your behalf. Your builder will act as your agent so they will receive all the information from us and organise everything on your behalf.  However, we also make sure to keep you in the loop via regular email contact. There’s legislated points that we must contact you as well, for example once the building permit is issued and if any amendments are made to the building permit during construction.

I have received a written direction to fix building work, what does this mean?

As part of the Building Act 1993, we are required to issue the builder with a written direction if they fail to fix problems we’ve found during an inspection, within a prescribed timeframe of 7 days. We send you a copy so you are aware of what is happening, but you’re not required to take any action. Your builder will have also received a copy. It’s up to them to fix the issues we’ve listed within the prescribed timeframe. Often they’ve already started working on most of them but we just haven’t re-inspected the building works yet.
